VA has permitted the Streamlined Refinance since the early 1990's. "Streamline" refers to the minimal amount of documentation and underwriting that needs to be performed by the mortgage company to qualify the veteran.

The basics of a Streamline Refinance are the following:

1. The mortgage to be refinanced has to be an existing VA loan.

2. The mortgage to be refinanced should be current with a decent payment history the last twelve months allowing no more than 2 - 30 day late payments in most cases.

3. The refinance is to result in the lowering of the homeowner's monthly principal and interest payments which is common sense.

4. Cash out is not allowed on a VA Streamline but we also offer the VA Cash Out Refinance which we can also get you prequalified for online or over the phone! Note: VA Cash Out Refinance has separate qualification requirements than the VA Streamline product! 

5. No income documentation is required! No appraisal required in most cases! No asset verification!  No credit qualification!

6. VA finances a .50% VA Funding Fee (insuring fee) on the new loan amount.

7. You are allowed to skip up to two months payments with new refinance and you will be refunded any monies in your current escrow / impound account from your current home loan!
